Terms & Conditions
The following terms and conditions exist to protect both you the hirer and us as the property owners. They aim to eliminate any confusion over payment terms and the use of 14 South Castle Street (The Property).
1. All bookings accepted are subject to the following terms and conditions, which are deemed to be accepted in full by the hirer and all persons in the party. All bookings are deemed to be accepted once we receive payment. We reserve the right to refuse any booking.
2. The property will be ready for occupation by 4.00 pm on the first day of your stay. You should vacate the property by 10.00 am on the final day of your stay. You should let us know in advance your estimated time of arrival so we can make arrangements to have you met on arrival.
3. A deposit of 20% of the applicable rental is payable at the time of booking and the balance must be paid eight weeks before the first day of your stay.
4. All prices are quoted on a per nightly rental. The price includes: electricity; gas; linen; towels and welcome pack
5. Guests who cancel at least 60 days before check-in will get back 100% of the amount that they’ve paid. If they cancel after that point, they will not get a refund. We recommend that you take out Holiday Insurance to cover this eventuality.
6. The property is let on condition that it is returned at the end of the period of occupation in the same condition that it was found on arrival. We reserve the right to make a charge for extra cleaning if this proves necessary. A £500.00 security deposit is payable 8 weeks before the first day of your rental – this will be refunded in full when the property is left as it was found.
7. Bookings are made in good faith with the belief that the property will be available to you on the date stated on the booking form. If, for any reason, due to circumstances outside our control, the property is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening, the deposit and the balance will be refunded in full and you will have no further claim against the property owners.
8. The number of people occupying the property should not exceed eight. Only persons accompanying the named guest on the booking may occupy the property. The property cannot be re-let or sublet to any other group, party or individual without written permission from us. The hirer shall occupy the property for holiday purposes and no other.
9. Pets are not permitted in or on the property.
10. The property is a non-smoking environment.
11. An inventory of key items is supplied and you should check this at the start of your stay. Any discrepancies should be reported at this stage otherwise it will be assumed everything is in order. The persons renting the property are responsible for the contents of the house and will be liable to replace any items missing or damaged.
12. We recommend that you ensure that your Holiday Insurance covers loss or damage to your personal property which you leave at your own risk. The hirer is advised that personal items lost or stolen are not the responsibility of the owner. The hirer will have a set of keys and will be solely responsible for locking of the property and the safekeeping of their personal valuables during the rental period. The owner assumes no responsibility for ensuing that the residence is locked and secured during the period of occupation by hirer.
13. The hirer shall report any fault with the property to us to give us the opportunity to correct the problem directly.
14. The hirer shall ensure that no member of the party engages in any activity in or around the property which may cause damage or offence to the neighbours.
15. We, our representatives, or subcontractors have the right to access the property at any time with due regard to the convenience of the hirer for the purpose of property inspection of the property, and to carry out essential, or routine repair or maintenance work.
16. Neither we nor any of our representatives can be held responsible for any circumstances beyond our control including but not limited to, mechanical breakdown, illness, television reception or failure of any public supply.
17. In the unlikely event that you have a complaint about the property or its contents whilst on holiday, it must be reported immediately to us, and we will take all reasonable steps to resolve the matter. We will have no liability for any complaint submitted after completion of the rental period.
18. We regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by ‘force majeure’. In these terms and conditions of hire, ‘force majeure’ means any event which we or the suppliers of the service(s) in question could not, even with due care, foresee or avoid. Such events may include but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, quarantine, epidemics, weather conditions, government action or other events outside our control.
19. The rental does not include any personal insurance of any kind for the hirer. It is a condition of booking that the hirer has personal insurance which includes cover for cancellation and personal accident, theft and injury.
20. The owners do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the property. It is the hirer’s responsibility to ensure that children are always supervised properly around the property.
21. The owners accept no responsibility for guests’ property while they are in the property. The owners accept no responsibility for lost, misplaced or stolen property, which guests may have left in the property.
